Sustainable Office Fit-Out: Practical Design Choices

Plan a more considered office fit-out by assessing furniture reuse, material specifications, operating requirements and evidence for sustainability claims.

A sustainability brief should describe decisions that can be reviewed, not only an aesthetic. For an office fit-out, start by examining what already exists, what must change and how the completed workplace will be operated and maintained. Define any certification target separately from general environmental preferences.

Assess what can be retained

Inventory existing furniture, fixtures and equipment. Review their condition, dimensions, suitability and the work needed to reuse them. Retention should be coordinated with the new layout rather than decided after replacement items have already been specified.

Ask for material information

Request product-specific information relevant to the brief, such as material composition, claimed recycled content, maintenance requirements and supporting documentation. Distinguish a supplier's marketing description from evidence for a particular product. A label such as green or eco-friendly is not a complete specification.

Coordinate design with operation

Review lighting, building services, controls and maintenance access with the engineering team. Define how systems will be operated after handover. Any proposed reduction in energy use should identify its assumptions and measurement method; it should not be presented as a guaranteed percentage without evidence.

Use project examples precisely

AmertaCorona's Vale Indonesia workplace case study describes integrating existing furniture into a new office. The Wahana Honda renovation case study describes recycled-material applications in custom furniture. These are specific approaches to review, not a claim that every project has the same scope or outcome.

Set clear responsibilities

Agree who will assess retained assets, approve material substitutions, coordinate site waste arrangements and collect the documentation required by the project brief. Where formal certification is a goal, establish its scope, responsible specialists and evidence requirements before design decisions are finalised.
